Star Students know that leaving, your child to make a decision on their home is going to send your head spinning and you will no doubt have 101 questions. On this page we hope to answer some of those.
Star Students staff are put through intensive in house training as well as attending ARLA courses (Association of Residential Lettings).
If you live in a managed property, Star Students offers an out of hours emergency call out service. An emergency is described as something potentially harmful to the tenant and/or property and not 'the door on my washing machine is locked shut and I can't get my clothes out' at midnight.
Star Students are instructed to either manage or set up the tenancy. Our portfolio of properties come in all shapes and sizes from 3 to 9 bedrooms, from flats to 4 storey buildings. Many of the houses now come under the HMO (House in Multiple Occupancy) legislation. These houses are visited by a member of staff on a regular basis.
Many of the houses have an intruder alarm supplied. Each bedroom will have internet facility, a bed, wardrobe, chest of drawers, desk and desk chair. Every house has a communal room with sofas. The kitchens are equipped with fridge/freezer, washing machine, cooker, many have toaster, kettle and microwave. Some houses have the added benefit of a tumble drier, dishwasher and double beds.
Star Students issue each group of students an Assured Shorthold Tenancy Agreement to sign. The Agreement is joint and several. Although each student will have a signed guarantor, the total rent is the responsibility of the group. All guarantors will be sent an example before they sign the original. Each tenancy agreement will be for a period of 10 or 11 months, please check details of each individual property.
The rent does not include utilities (unless stated otherwise). Rent will be paid monthly or termly (tenants decision, unless stated otherwise) by Standing Order. Full time students are exempt from Council Tax.
A damage deposit is equal to one months' rent will be collected and cashed when the tenancy agreement is signed. It will be held under the Tenancy Deposit Scheme and will therefore be returned under those terms and conditions.
On commencement of the tenancy, keys are available for each member of the group. Each member of the group must visit the office to collect them individually. At the end of the tenancy, the keys must be returned back to the office.
An inventory for each property will be issued upon commencement of the tenancy. We endeavour to go through the document with the first member of the group. A suitable day and time must be arranged with a member of staff.
The landlord is responsible for insuring the building and his contents. Students are responsible for insuring their belongings. We recommend that accidental cover is taken for the landlords contents. We recommend you obtain a quote from Endsleigh, a leading student insurer.
